The Venetia is offering balcony railing inspections as we prepare for the last leg of the current hurricane season. You should have received a notification regarding this service by phone on Sunday, August 26.
If you wish to have your railings checked, please contact Veronika at the property management office which is now located on the 2nd Floor, or call her at 305-373-0557.
Fire Alarm testing will be done on Monday, August 27, 2007 throughout the Venetia complex. You may hear various audio messages and/or alarms throughout the day. There is no need for panic - this is part of our regular testing procedure. This testing was announced on the telephone notification Sunday evening.

The Mezzanine was buzzing with about 30 members of the Venetia community as the 8-23 Special Assessment Committee Meeting was called to order. Jay, Sharon and Stacy were all present and led the meeting. To start the meeting, the windows were hidden in a photo essay of the most recent improvements made to the building during the current Board’s tenure. It was also noted that our building was dangerously close to condemnation prior to a number of these things being fixed under City and State statutes.
The sub-committees of Finance and Construction were called to the front row in the meeting room and an overview was provided by the Finance sub-committee chair. During the past week, the Finance group has met several times to review and “filter” what exactly is the current financial status of the building.

As our building continues to ‘come back’ to it’s prior glory, we continue to see new tenants being added to our building and the most recent re-opening can be found on the 2nd Floor at the Midtown Salon.

A Venetia Condo Association ‘Town Meeting’ was held on August 16 on the 2nd floor. Present at the meeting were the President and Vice-President of the Board as well as other community members and Board Laison Jay, plus Building Engineer Fernando.
Financial concerns regarding utilization of the Operating Account for payment of construction and emergency issues has produced a substantial amount which needs to be ‘repaid’ to the Operating Account (approx. $325,000). General discussion was held regarding the appropriate type of action which should be taken — whether a general assessment, special assessment or an actual increase in the maintenance fee - thereby producing a more substantial budget for the building. A subcommittee was formed to review the current budget and account balances to ensure a comprehensive plan can be provided for the proposed special assessment.
