Each 4th of July residents of the Venetia are reminded how lucky we are with Southern exposures to be able to see the fireworks. This year the City of Miami did not disappoint with their fireworks show.

Florida State Bill 995 makes many changes to the current Condominium Law in it’s passing into Law. It removes the requirement for windstorm insurance and from prohibiting Associations from forbidding the attachment of religious items on front doors.
In addition, a person who has been convicted of a violent crime, sexual offense or crime or moral turpitude from serving as a Board member, whether or not they have had their rights restored.

Venetia’s Town Hall meeting for February 12, 2008 was held in the second floor meeting room at the Venetia. There were between ten and fifteen people in attendance and the meeting was led by Board President Sharon Dodge. The primary topic of the meeting had been ‘Next Steps,’ and there were signs teasing the meeting about the building (and here on VenetiaOnline.com) and a ‘Million Dollar Baby.’
Sharon was pleased to announce that after discussions with a media company, the Venetia could stand to make several hundred thousand dollars a year by leasing the west wall of our building like many other buildings are doing in the downtown Miami area. While a fixed monthly fee would not be received for the space, the Venetia would receive 50% of the revenue generated from the space. Sharon, who has been in the ad industry for some time, found this to be a fair deal and had negotiated up from 40% (and tried her best for 60%). Reassurances have been provided by our counsel regarding the legality of utilizing this ‘common area’ for such a purpose. Further assurances and insurance would be covered by the media company contractually. Read more…
What a great meeting tonight exploring the potential amendments currently before the community for a vote. Two representatives of the Association’s counsel Becker and Poliakoff were present. Attendance was great for a Town Hall meeting. It is wonderful to see such a high level of Association participation.
The first amendment discussed dealt with changes to the current power of the Association to properly screen and refuse individuals based on a list of criteria. These criteria would give proper definition of acceptable and unacceptable with regards to tenant screening which are currently undefined. Further power is given to the Association to evict tenants who are disruptive to the community and the unit owner does not take appropriate action. An additional provision to this section also provides the Association to collect rent directly from tenants where unit owners are not making maintenance and/or assessment payments.
The Venetia Town Hall held on February 5 was an incredible success. As a Town Hall Meeting, people are open to verbalize frustrations, feelings, thoughts and questions. After explaining the ground rules, the meeting ensued.
Lots of great topics were covered throughout the course of the evening, where the topic was “Management Review.” The topic of “unanswered” emails and phone calls was the first topic. Sharon Dodge announced that there was a national search underway to find an incredible building manager. Discussion was lively with a particularly vocal group of people in support of the current manager due to fiscal shortfalls, passion and the advantages of having a live-in manager. Alternative situations were brought to the table and residents are urged to consider the potential of the working relationship between the Engineer and Building Manager - and how it could affect the forward motion of accomplishments currently being achieved.
