			<content:encoded><![CDATA[<p><strong>Beautiful Dog – Rescued  (1 year old) Meet Dex!</strong>  <img src="http://www.venetiaonline.com/images/Dexter.jpg" width="520" ><BR><BR></p>
<p>We found him dying –-curled up in a dirty puddle between the Marriottt and the Venetia Plaza. He could barely stand, was spaced out and about as close to death as any animal can be. We took him to the vet who put him on an I.V. drip to re-hydrate.   </p>
<p>He is amazingly, now a week later, doing very well &#8212; tail wagging, energy coming back full force. He&#8217;s young and trainable.   He could weigh about 45 pounds when fully recovered from starvation.</p>
<p>He needs: A LOVING HOME – he is extremely friendly and affectionate despite the terrible neglect.  </p>
<p>This is a lucky dog! – And he will bring you love and luck as well!</p>

			<content:encoded><![CDATA[<p><img src="http://www.artinstitutes.edu/images/schoollogos/miami_logo.gif" style="float:right">The Board of Directors is pleased to announce that an agreement has been reached with Miami International University to rent much of the remaining Mezzanine second floor commercial space. This is going to bring in needed income at a full, fair market rate to the Association for 10 months, plus bring equally valuable activity, energy and occupancy to the remaining quiet, &#8220;abandoned&#8221; areas of  our commercial floor, increasing its value in the process. </p>
<p>It is the opinion of the Board of Directors that this rental will not cause any restraints upon future possible sale due to the fact that the rental will require no architectural modification, and initially at least is for just a 10 month period (though it could become longer term, if it works out for the parties). We are delighted to welcome our new occupants to the Venetia.<span id="more-232"></span></p>
<p>Their imminent arrival was good news too for the <em>Girrlzz of Sandwich</em>, the new Mezzanine cafe scheduled to open there in  late September. We feel sure Mike&#8217;s will see new customers as a result, as well.</p>
<p>We will bid adieu to the old empty beauty parlor as well, which will now become a classroom for MIU students. </p>
<p>We also expect that this will open a promising new rental  market  for residential owners who are seeking tenants. A planned Bulletin Board to be installed on the Mezzanine will provide advertising opportunities for owners as well as other community information.</p>
<p>We owe the connection for this relationship to our manager Ms. Fabie Verona who was well known by the contact at MIU and who sparked their interest in us, and thanks to the hard work of board member Dr. Jay Hess who handled all negotiations.  </p>
<p>Thanks to both of them for their work on this.</p>

<p>Our Staff will be busy conducting preparations starting early Monday morning at 7:30 a.m. Maintenance staff will remove all pool furniture; will check all the rooftop drains and scoffers and secure all the rooftop access doors and hatches; inspect mechanical equipment and check generator fuel level. Staff will also be assured that the elevators and emergency lighting, garage gates, and entry systems are also connected to the emergency generator. Since so much preparation is required to keep your building safe and secure in the event of a threatening storm and/or hurricane; please realize that there is no guarantee that management or Association personnel will be available to handle any preparations on behalf of individual owners, as first priority must be given to the preparations of the common properties of the Association.</p>

<p>The sixth storm of the Atlantic hurricane season, Fay has already killed dozens.</p>
<p>Around 50 people died in Haiti when a bus tried to cross a river swollen with rain, adding to the toll after five deaths in Haiti and the Dominican Republic on Saturday.</p>
<p>A middle-aged couple drowned in the Jamaican capital Kingston when their car was caught in a flooded crossing.<span id="more-229"></span></p>
<p>The U.S. National Hurricane Center said the storm&#8217;s maximum sustained winds were 50 miles per hour (80 km per hour), but Cuban forecasters said gusts up to 66 miles per hour (110 kph) had been recorded at Cabo Cruz, which juts into the Caribbean.</p>
<p>Fay was cruising over warm Caribbean Sea waters at 10 mph (17 kph) about 200 miles southeast of Havana and 265 miles south-southeast of Key West, Florida, the hurricane center said.</p>
<p>The storm was expected to make landfall in Cuba around midnight, cross the island and enter the Florida Straits by mid-morning on Monday.</p>
<p>Hurricane watches were posted along much of Cuba&#8217;s central and western coast, including Havana. But Jorge Rubiera, chief of Cuba&#8217;s weather center, said he did not expect Fay to become a hurricane, which has minimum winds of 74 mph (118 kph). </p>

			<content:encoded><![CDATA[<p><img src="http://www.venetiaonline.com/images/volunteers.jpg" style="float:right">Seeking a few good volunteers to assist the Board in evaluating management companies before Continental&#8217;s agreement expires in December of this year.  I know some of you think very highly of Continental, especially some of their recent hires; I also know some of you believe that a different management company might provide better service at less cost.</p>
<p>Whatever our feelings, the Board needs to rigorously review the costs and benefits of staying with Continental vs. the costs and benefits of changing management companies.  It would be great to get three or four people with the interest, time and energy to do a comparative analysis of the pros and cons of various management companies.  This will involve a fair amount of work in a short period of time.</p>

1.Access keys and cards will be changed out floor by floor soon. You will not be able to obtain new access cards until we have your information on file. Having your information now, in advance, will mean you “do not wait” for the new cards when the time to receive your new one comes.

2.Unauthorized residents are living in the building, and even unknown illegal “squatters”, at least one of whom turned out be conducting criminal activity from the unit he occupied.]]></description>

This project will begin with the pressure cleaning of the 7th floor parking area.  All other floors will subsequently follow.</p>
<p>Notices will be posted on your vehicle and a phone alert will be made the day before you parking area will be pressure washed.  Please make arrangements to move your vehicle on the day cleaning is scheduled for your assigned parking area.  It should only take one day per parking level.</p>
<p>We understand this may cause some inconvenience, however your full cooperation is absolutely necessary to complete this project successfully.  The end result:  A Clean Parking Garage!</p>
